I need people to search a website that has a list of home owners that are about to lose

their homes for not paying their taxes. You search for them at a free website to find their

phone number. They can't get a second mortgage and they can't sell it because nobody

wants to buy a house that has tax debt. As a result they are very motivated to sell.

You will call them up and offer them $10,000 to $20,000 in the form of a promissory

note payable in 30 - 45 days. They have the choice of leaving the house with nothing or

walking away with a legal document promising to pay them $10,000 to $20,000 .

If they accept the offer, tell them that I will call them shortly  to make an appointment

to have the contract signed. Afterwards call me and I will handle the rest. I will call them

to let them know when a notary will visit,usually in 24 to 48 hours. On your first sale you

will get paid in two weeks. On all other deals you find , you will get paid immediately via Fed-Ex.

Step 2- Go to this website here and search for high appraised values in relation to taxes owed.

Texas is the only state which lists both the estimated minimum bid and adjudged values.

 

Step 3- Go to Zabasearch.com and search for the home owner.

Step 4- Calculate the amount you are going to offer him.

For our example let's use these numbers

Adjudged Value = $100,000      Estimated Bid = $20,000   

 

For Example if the adjudged value of a house is $100,000

divide it by 2 which  equals $50,000 (The New Amount)

subtract the estimated bid of $20,000 leaving $30,000 (The Remainder)

divide it by 2 which  equals $15,000 (Your Offer Amount).

In short form it's divide by 2, subtract the bid, divide by 2.

 

If your offer calculates to less than $20,000, your commission is $500.

If your offer calculates to  $20,000 or more, your commission is $1.000.

 

 

Step 5 - Call them up and let them know that I am interested in purchasing his home.

 

Selling Points

Tell him that we can have a contract signed in two days.

This is a method of avoiding a lower credit score.

He will have $10k to $20k in about 30 days to start a new life.

His only other choice is to walk away with nothing.

He has nothing to lose and everything to gain!
